The guesthouse is centrally located, within an easy walking distance to the beach promenade and local restaurants. The room was sizable, and there is a cozy outdoor space for hanging out. The water was nicely hot and AC worked well. The central location makes parking difficult, we had to park several blocks away and walk. The room had no windows except for one facing the courtyard: you have to trade your privacy for fresh air (this means the place is quite stuffy and humid during the day). If somebody outside was talking or smoking -- the noise and smoke went right inside the room. All fixtures in the bathroom were literally falling off the wall: the towel holder, the shower head, etc. The bed made a cracking noise when one moves. The wifi only allowed access to social media, so I had to work (check emails) while tethering from my phone. So, this place is pretty in pictures, but really flimsy in reality.

I had a very bad experience. I had already selected the refund option in advance, but now they are telling me that it depends on the manager’s decision whether they will return my money or not! This is completely unreasonable and unprofessional. I feel like this is a form of taking advantage of customers. They do not have a clear or transparent process and their customer service is very poor. Unfortunately, I do not recommend this hotel at all.

I called before to make sure there is 24 hours reception. When I arrived late there was no one there and I was stuck outside. We I finally got in I found 2 used towels in the bathroom. The bed mattress was super uncomfortable. The coffee machine did not work as well. Do not recommend..

The aesthetic of the property exceeded my expectations , I loved the vibe of the lobby and how cozy it felt also my room was clean and had all the basic necessities needed. A big big plus is the location that is so close to the promenade and beach! I didn't like that we went blind in there , maybe it was an error but we did not recieve any kind of instructions to our room, a number , a key or a code, we were lucky to find one of the staff there but it was a bit suspicious anyway.

This was the first time I visited Cyprus and didn’t know where to stay but I’m glad I booked this hotel. Charming, clean, comfortable and quiet room. Within a short walking distance to beach and shops.

It’s ok for the price paid , i would recommend for them to add more lighting inside the room and put better matters it would help . Beside that it’s pretty decent.

Very nice place, with a mix of vintage and modern. Location and cleanliness were perfect! Room wasn't very big (not small either), but had everything one might need (comfy bed, fridge, kettle, hair dryer, toiletries, ac and tv). Also there is a very nice lobby/garden in the middle of Edem, as well. We truly hope to visit it again next year.

It was hard to contact the property staff, we arrived bit early than we told the host, the code dor the check in didn't work and there was no answer from the host, the window doesn't shut completly so noise and light enter the room.

The location is great. Room no. 8 were we stay was comfortable.

The location is very good. And the check inn process was very efficient. It is a bit complicated for me to rate this place. Overall, I was a bit disappointed. But it is not terrible. I just expected more in a price of 100 euro per night, not out of the high season. The photos on the website are very misleading. It is the common area, not your room. Which is very basic. We have room on the ground floor. So some cockroaches were running in our room, which made my GF be hysterical. Was people in the common area talking very politely and not like crazy shouting, but it was impossible to sleep since the door was not soundproof at all. For summary, I'll say it is an o.k solution if the location is your priority, but not highly recommended.

Room very clean and quiet, very good bed, excellent air conditioning, good shower. Central location on quiet street. Air con in central lounge/garden area didn't cool, though fans were excellent. TV controls not working in room.

An affordable stay in central Larnaca, a few minutes walk from the Finikoudes beachfront. Our room was compact but spotless, with a clean bathroom, well-functioning air conditioning and a pleasant courtyard area. The host unfortunately did not respond to our message asking about leaving baggage for the morning on the day of check-out.

Charming stay in a great location! The property is very well located—just a 5-minute walk from both the beach and the main street. There are plenty of restaurants and shops nearby, yet the area stays quiet and peaceful at night, which was a nice surprise. The room was adorable and had everything we needed for a comfortable stay. Communication with the host was excellent—super efficient and responsive. When we arrived, there were no bath towels in the room, but after a quick message, the host explained there had been an issue with their laundry service that day. They promptly delivered fresh towels, and the whole process was handled smoothly and professionally. We took the bus to the airport early in the morning from the main bus station, which is just a short 15-minute walk from the apartment. The bus ride took another 15 minutes, so it's a very efficient option for anyone relying on public transport. The intercity bus stop is also nearby, making it easy to reach other towns in the island. Overall, a great option for a relaxing and convenient beach getaway!

I never received the entry codes even though I emailed, texted and called. When I managed to get a code I was surprised that the following day it was changed and no one informed me.
