When I arrived, I used the door code that was sent to me in an email and the door swung open. Some guests who were on their way out helped me find my key, and I went up to my room. I walked around the grounds a bit. There are nooks here and there with garden furniture in scenic spots. After about an hour I set out to get some dinner and see a show at the Sid the Cat Auditorium. The next morning I had a delicious breakfast of bacon, eggs, hash browns and a fruit cup in the dining room. Janice, the innkeeper couldn't have been nicer. She told us about her father, who was a diplomat with the People's Republic of China. This was my first stay in a bed and breakfast, and it was most enjoyable. I highly recommend the Arroyo Vista Inn, if you are looking for a sheltered hideaway in the middle of everything.

Oak trees Near the freeway, construction on property at 8am woke up to jackhammer directly under our room. Twin bed was a rollaway that was placed outside our door , came without sheets or pillow case, it did come with a stained mattress pad and stains on pillow cover. Bathroom sink clogged. Mattress on the king bed was uncomfortable. Decided to not stay for our reserved second night.

A bit odd since didn't see any staff at all. Not even at checkin. But charming old house in wooded locale so bit of nature in the metropolis

I love the setting among the oak trees, the walkability into south pasadena for restaurants and the arroyo for nature, and the staff are so lovely- Janice is a wonderful host

There was nowhere comfortable to sit in the room. The mattress on the bed probably is nearing the end of its life. Our room was on the third floor and I did expect some stairs but there were quite a few to get up to the top of the house. The final flights were narrow and bringing luggage up took a lot of effort.

The room was small but clean. There was a couch which was very useful. We couldn't get the TV to work. That was disappointing. The most challenging thing about the property was the driveway. Its a one car only driveway and can be intimidating to some. The Breakfast was not complimentary if you book through Expedia. That said there are plenty of quality breakfast spots .5 miles away. For the price was good through Expedia.

I enjoyed the peaceful location surrounded by trees on a secluded hill. I loved that the property was very immaculate and tastefully decorated. It felt like I was in Europe at an old world hotel. So many details were there even homemade cookies in the lounge. The bed was very comfortable and bedding felt like good quality fabric. I did not like the thin walls and the fact that I can hear every noise that everyone makes through the walls. I was not on the top floor and the people above me were stomping around. I could hear their footsteps at 5 AM. I even heard someone snoring through the walls. And also another person late at night talking. That’s the only thing that I did not enjoy about the stay.

This is my go to stay in LA area. Rooms are well-decorated and spacious. Great location with views from most rooms. Away from the road up on an hill in South Pasadena and onsite parking. Friendly proprietor, happy hour daily, breakfast on site (fixed menu). Could use USB ports or ways to connect devices easier. But small inconvenience in exchange for the privacy and ambience.

Unique, charming, quiet, and very clean. Easy to find. Good location. Hot and cold water dispenser. Large bathroom. Great shower. Booking.com reservation did not include breakfast.

The facility was exactly what we expected. Cozy and charming and a little funky (which was fine). The service was unfortunately really poor.

It's a very beautiful and cute inn. The cost was also low at this time of the year. The room itself was beautiful. The furniture looked antique. I had a nice balcony. But the one I like the most was the bath tub. Definitely will book this room again just for the bath tub. The room also came with a bath robe amenity. Although the self-checkin /check-out was really easy, I feel it de-personalized the experience of going to a B&B. Amenity-wise, no lotion and only plastic disposable cups. I don't know why they just didn't include a real coffee mug or glass in the room. No coffee in the room nor in other places at the inn either. They probably serve it during breakfast, but I checked out before breakfast was served. I think the breakfast is also extra in terms of cost. One can also hear the Metro train. It's not that loud, but just wanted to say that this property isn't that quiet because of the train.

The location is walkable to Mission Street. I was close to the Rose Bowl Half Marathon, several coffee shops, and my friends who I came to visit. You can tell some aspects of the Inn are worn such as the sink drained very slowly. But honestly, it’s all part of the charm.

We loved our stay and will definitely be back! Cute historic B&B, cozy, comfortable bed and linens, and breakfast was delicious!
