Upon arrival, the room we were sent to wasn’t finished being cleaned. We were then sent to another room, where we have attached photos. It looks extremely worn in, in need of updating due to wear and tear. Sheets are dingy white, dust in the bed frame, rips in the sofa. Stain on the top bedroom cover. We let the front desk know, they checked to see if the penthouse was available, it wasn’t. Moved us to another room type, same vibes in there. We requested a refund, as we booked a nearby air b&B. They told us we had to do it though Expedia. Once Expedia reached out on our behalf, they said they offered us multiple rooms but we only wanted to switch it to “stay with friends at a nearby property”, which wasn’t the truth being that the only other friend on the trip decided to stay in a separate room at their own hotel! If you are looking for budget friendly options and don’t mind a motel-ish vibe, then you will be fine. They did have complimentary drinks being offered, however we didn’t take advantage.

The staff was very helpful and friendly. The property itself needs to be updated. The furnishings are worn, even torn. Otherwise, it is a great location, especially for any event at the Convention Center

I’ve stayed at this hotel before my room was nice. Unfortunately there was a portable air conditioner in there that was running all night. And the patio doors to the outside were tapped shut. Not sure if I was to be there more than one night I would’ve stayed in that same room. I probably would’ve had them change me, but I’ll stay there again. The staff is great and it is really clean

This was our first stay at this hotel, and we stayed for three nights. The day after our arrival, we decided to have breakfast at the hotel restaurant. While eating, we noticed several flying cockroaches in plain sight just a few steps from our table. We brought this to the attention of our server, whose response was that “this is Miami” and that cockroaches, lizards, mosquitoes, and flies are common during the summer. We then spoke with the manager, who simply stated that the restaurant was not operated by the hotel. That was the extent of the response—no apology, concern, or attempt to address the issue. To make matters worse, throughout our entire stay, the air conditioning unit leaked water continuously. We reported the problem, but no one ever came to our room to inspect or repair it. The building itself is quite old, and unfortunately, it smells that way as well. Overall, this was a very disappointing experience. In the future, I will return to the other nearby hotels where I have stayed before and never encountered such unpleasant conditions. I cannot recommend this property based on our experience.

It was fine; for the price, the location and amenities were good. The room was worn for sure, with a cement ceiling that was not in great shape. The bed was fairly comfortable, but I had trouble sleeping because of the extremely strong smell of bleach on the linens. I appreciate that they were clean, but the smell was insane. The room size was decent, with a cute outdoor patio off of it. The bathroom size was also good, it just needs some TLC. Totally fine for a night!

Location is the best thing, within walking distance to beach, CVS and Lincoln Road. Besides that, the hotel has a few things to improve. The staff was not very helpful, answering yes/no questions with no further explanation. It does not have a gym, no on site parking, pools are not in the same building, one on the roof of an adjacent building and the other in the building across the street. However, they charge a “resort” fee. Room with 2 beds is too small, you can hardly walk by the beds, and there is no desk or workspace. It just didn’t look like the pictures. Old towels and not enough for three people (my wife, son and I). There was only one night stand and not enough outlets. Luckily, we only stayed two nights.

American Express got involved and called him, where he ignored multiple calls until I stood at the desk and watched the phone ring, while the agent said "I've been trying nonstop" while on speakerphone. Then he told the American Express agent whatever he needed to get her off the phone, and proceeded to ignore additional calls, and lie to me that "I haven't heard the phone ring at all." This individual basically told me there was nothing he could do and no one he could call, and despite me showing him 10 separate reservation numbers, he acted like I might as well have been a liar. I was shorted rooms and also given less than stellar locations split among multiple buildings. I'll be doing my best to dispute as much of the transaction as possible, as hospitality establishments boasting an 8.6 rating on South Beach and calling themselves a "4-star establishment" don't deserve our money if the staff refuse to provide any service whatsoever.

Clean property near the main strip, South Beach and Miami Convention Center. Centrally located- unique vibe - cute boutique hotel. I have stayed 3 times. One reoccurring theme I notice is maintenance . Toilet bowl seats with screw missing, shower drain cover not screwed on, missing lightbulbs, balcony door not closing tight etc. The other challenge at times is the staff ( front desk included) not great with English and not a great understanding of customer service. It is clean and good value depending on what you pay. Some of the 2 and 3rd floor corner balcony rooms nice. Ask for extra towels - they are not extra provided for 2 people. One other note - there is no place to leave luggage if you need to check out and have a day planned before your flight. Some of the amenities are shared with other hotels in area . Not necessarily negative but awareness not everything on premises. There is a second pool across the street which is lovely. Variety of guests - young to mid 40’s typically. No issue with noise on my stays although the area is busy. Great deli on same side one block away. Orange blossom restaurant close by and many shops and activities. South Miami never disappoints.

Great location, close to beach and Convention Center. Beds were nice and comfy. The hot water didn't work property, staff tried to fix it but it kept having problems. The room was nice as we had a suite but the halls of the hotel smell really strong and the carpet looks dirty. Looks like the hotel needs some remodeling.
