Beautiful location. Meals served only on weekends - we were there on a weekday - which we understood ahead of time. It was a treat to enjoy the architecture and decor of the house. Very comfortable room. The nearby train whistles at all hours of the night were a bit disturbing but not a major problem. We missed having an on-site host welcome us for our stay (there was self-checkin).

Breakfast was just what you expect from a BnB. Serving staff person was delightful. We did not see when we booked the room that we had ant choice in out room assignment.

Breakfast was great. Service was great as well. Not the fault of the owner….my husband struggled with the tv. Not a deal breaker that’s for sure. tv kept asking for a sign-in….?

We thoroughly enjoyed our visit to the Hancock House. Simon/Host provided excellent communication and updates during our stay. The incredible Victorian residence is located in a quiet and safe neighborhood overlooking the city. Our room was cozy, and in a very clean condition. The breakfast was terrific. Definitely a wonderful place to stay in Dubuque.

The last minute cancellation by Hancock House left us scrambling to secure another place to stay! When they contacted us they were not remorseful and rather rude. We wondered why there was this 1 room only available for us on the night of 10/17 and why they didn’t notify us sooner!

Breakfast was fine and there was enough to eat, never know what to expect from a B&B; this is the second B&B we've been to in 10 to 15 years so it's been awhile. My wife is trying to eat healthier so she avoided some of the carbs, also there were more than a dozen to cook for so Simon and his people did a good job.

This house is a wonderful place in a yesteryear. The owners have done well to maintain its charm and keep up improvements. Our room was clean, charming, and spacious. We noted some rooms were very small. I didn’t like the small print stating no breakfast weekdays. Very irritating. We had two broken shades and our room, and a broken chair, which the owner called us during our off site dinner to inquire if we’d seen a missing screw. There wasn’t a vending machine, and the public refrigerator wasn’t restocked with soda as promised.

See below. We didn’t even get to see what would have been our room. We brought our small service dog along with a letter from the doctor and were denied access. The owner said he would refund our money but has not done so.

Much cooler than staying in a standard hotel room like AmericInn. The thermostat in my room was set to 82 degrees. It took hours to cool it down. Simon had told me there was no ice maker there so I lugged a very heavy cooler up to my room to find out there was an ice maker there. Simon wasn't helpful or friendly but the gal helping for the weekend was very friendly & helpful.

Lovely, beautifully furnished; lots of love and energy put into maintaining this property. View of Dubuque and valley was exceptional; breakfast served was delicious. Very hospitable owner, staff. Loved our stay there.

Bed was a little springy, food was a little cold when it came out (but still tasted great). These are nitpicks though. Other than that no issues at all and we thoroughly enjoyed our stay from start to finish.

historic building in a excellent location that has been very well cared for. Beautiful landscaping. excellent breakfast. host provided great tourism information tub shower was challenging. hard to change
